Land Development
Wawa – The 2.13-acre property is situated at the corner of Forty Foot Road and Sumneytown Pike. A new Wawa facility is expected to replace the old one. Final land development was approved to construct a 5,051 SF convenience store with twelve fueling stations, including fifty-eight parking spaces. Construction has been delayed, and the start date is still unknown. The developer is scheduled to provide an update to the Board of Supervisors at the end of July.
Towamencin Village Shopping Center Update - The shopping center remains owned and managed by the Philadelphia Suburban Development Corporation. PSDC continues to work on their remaining land development items needed for tenancy of the shopping center. Sidewalk reconstruction along Allentown Road is scheduled to take place during the summer of 2025. Additionally, PSDC has submitted pad site development plans along Forty Foot Road, across from the Village of Newbury Community. The proposal includes approximately seven commercial tenant sites, featuring space for a fast-casual restaurant, a drive-thru restaurant, a bank, and retail spaces. Plan approval is expected toward the end of 2025.
Main Street Overlay Zoning Amendment Review - In June, Philadelphia Suburban Development Corporation (PSDC) representatives presented an amended Main Street Overlay concept to the Planning Commission and attended a Board of Supervisors meeting to review their proposed changes, including rezoning areas south of Sumneytown Pike. The area north of the corridor is to remain in the existing overlay.
The Planning Commission made the following recommendations:
- Provide 2 parking spaces per unit
- Limiting the number of residential units to 250
- Include a maximum height of 3 stories and not to exceed 50’ in height for hotel use and multifamily residential use. All other uses are permitted at a height of 35’
- Maintain all setbacks as currently required by the Towamencin Village Land Use and Design Manual for Sector 5, except along the Turnpike.
Core5 Warehouse Project – Core5 Industrial Partners received land development approval in 2020 for three warehouses totaling 591,360 sq ft on Wambold Road near Allentown Road. Two of the three buildings have been constructed. The developer proposed revisions to the approved plan, including changes to the third building's footprint and a reduction in overall impervious coverage. Sidewalks have been added or adjusted to improve access to the exterior doors of Building 3. Retaining walls have been installed along the western and eastern sides of Building 3. The applicant presented updates to the Board of Supervisors in May 2025, which approved a resolution amending the final plan.
Belfair Square Sketch Plan - Caracausa Building and Development, Inc. (Caracausa Acquisitions LP) has proposed consolidating nine separate parcels into a single 3.94-acre development site along Welsh Road within the MRC – Mixed Residential Cluster and RBP – Residential Business Professional Overlay Zoning Districts. The applicant plans to develop 16 townhouses, along with related public and site improvements, including parking and stormwater management facilities. The proposed use is permitted through a conditional use permit. In January 2022, the Board of Supervisors approved the Conditional Use Decision for this development. Land development approval was granted in early 2024 to construct sixteen (16) townhomes on Welsh Road, between Vernon Court and Grist Mill Road. The developer has agreed to provide the Board of Supervisors with updates every six months.
Delp Drive Warehouse Development – The 267,648 sq ft warehouse is nearing completion, with the site expected to be fully finished in Fall 2025.
North Penn School District (NPSD) - has submitted land development plans to renovate the existing high school building, located on the western side of South Valley Forge Road, between Sumneytown Pike and Snyder Road. The property includes two parcels totaling 104.7 acres. NPSD has proposed combining the two parcels and making renovations to the high school, including creating new athletic fields, upgrading current fields and courts, demolishing the existing bus garage and parking area, constructing a new bus garage with parking, and implementing other site improvements. The Board approved a preliminary plan resolution in June. On-site grading and utility work have begun for the site improvements. Interior renovations to the existing building are also underway.
Old Forty Foot Road Townhouse Development - The Township received a sketch plan for an 86-unit townhouse project off Old Forty Foot Road. The plan was reviewed by the Board of Supervisors and Planning Commission in August and September, respectively, for feedback. Further discussions are expected, which could lead to a submission of a zoning amendment application and possibly a Preliminary Land Development application.
Freddy Hill Farms – In June, the future developer of the Freddy Hill Farms property, Pinnacle Realty Development, presented an informal concept plan to the Board of Supervisors, outlining their potential vision for the property. The developer will continue land development planning and discussions with staff, the Planning Commission, and the Board of Supervisors.
W.B. Homes - WB Homes has submitted a concept plan for the Walton Farm Tract at 1780 Kriebel Road to the Planning Commission and the Board of Supervisors. A formal land development application is anticipated later in 2025.
